The basics of homeowners insurance in Florida.

A standard homeowners insurance policy has two sections:

  1. Property Insurance - which covers your home and it's contents (with exclusions of course)
  2. Personal Liability - which covers accidental occurrences should someone get hurt on your property.

What’s Covered

Standard home insurance coverage policies provide the following types of coverage, up to the limits outlined in the policies:

  • Dwelling — Pays for damage or destruction to your house and any unattached structures and buildings. Examples include fences, attached garage, shed or patio cover.
  • Personal Property — Covers the contents of your house, including furniture, clothing and appliances, if they are stolen, damaged, or destroyed.
  • Liability — Protects you against financial loss if you are sued and found legally responsible if someone is injured on your property.
  • Medical Payments — Covers medical bills for person(s) injured on your property.
  • Loss of Use — Pays for additional living expenses if your home is uninhabitable due to a covered loss. Most standard Florida homeowners insurance policies pay 10% to 20% of the amount of your dwelling coverage.

What’s Not Covered

Although floods and earthquakes are widespread in the U.S., the damage they cause is not covered by the standard homeowners policy. Since we live in Florida, we are more prone to floods.  If your home is located in a flood-prone area, you are 26 times more likely to suffer a flood loss than a loss from fire. Of course, the cost of flood coverage reflects the high risk involved. If you live along the Florida shoreline, you can expect to pay a higher premium for flood coverage.
